Manager's Report

Today we have 946 spaces full with 180 renters and 766 owners. This compares
favorably with last year when we had 739 owners and 191 renters for a total of
930.
I am happy to report that the repairs on the ladies’ room shower by the pool
are now complete. Thank you for your cooperation.
The threshold between the chair and table storage room was breaking up from
the weight of the chair and table racks being dragged across it. Maintenance
repaired the threshold. It appears to be working fine.
The health department tested our pools last week and they passed with flying
colors. One of our employees comes in at 4:00 am three days a week to vacuum the
pools. It is impossible to effectively vacuum the pools after the water is
agitated as the dirt becomes suspended in the water instead of resting on the
bottom where the vacuum can reach it. Also pool chemicals are checked daily
including the weekend.
There is evidence that swimmers are using sun tan oil again. This causes the
water to become cloudy, especially in the small pool with only 30,000 gallons of
water. I understand that people need sunscreen and some want to get a tan.
Please shower after applying suntan oil or sunscreen before getting in the
water. Some sunscreen is waterproof and does less damage to the water. Small
children should always have waterproof sunscreen on when swimming to avoid
sunburns.
We have now entered the month of visitors. Spring break brings us many
visiting grandchildren and great grandchildren. The first thing any visitor
wants to do is go swimming. Remember, they have left cold winter weather to
visit here, where we are having summer. Children are no exception.
Just a reminder, persons under 18 are not allowed in the hot tub. This is a
safety precaution. Hot water (104-105) can be harmful to small children. Also,
children under 12 are not allowed in the big pool. The hours for children in the
big pool are11:00 am to 1 pm and 4 pm to 7 pm. with adult supervision only,
The small pool is designed as a play pool with water depths more shallow on
the ends where people enter the pool and going to a depth of 5 feet. The large
pool is deeper with a gradual sloping that is deceptive. Small children cannot
touch the bottom and even if they know how to swim, the pool is quite wide. We
want to avoid accidents with our small guests. Children still in diapers will
need to wear special waterproof diapers called Swimmeze. These diapers will keep
any waste matter from the water.
Our pools are full on warm sunny days. Exercise classes and volleyball are
scheduled daily. Once again, I am asking that we share the pools with our
guests. Remember, the grandparents of these children pay their dues just like
everyone else and have a right to use the amenities and a right to share the
amenities with their families. If we all obey the rules, there should be no
problems. We are the adults.
This season we have had a huge problem with trash. The majority of the
problem is caused by contractors dumping materials from Arizona rooms being
constructed and a mountain of household trash. We have three dumpsters for the
use of the park. Residential trash is picked up at the curb two days per week.
Please do not bring household trash to the dumpsters.
The dumpsters are emptied on Monday, Wednesday and Friday. Unfortunately, we
usually have a dumpster full sitting on the ground before the containers are
emptied. Then we pick that up and fill a container on the same day they have
been emptied leaving only two containers for the next two days. Landscape uses
at least two containers for refuse from trimming, etc. Plus, we empty all the
trash from activities in the ballroom placed in the pick-up in the dumpsters.
So, on Monday mornings we have a heaping load in the truck that can’t be
unloaded until the dumpsters are emptied in the early afternoon.
As a temporary measure, I have ordered another day, Saturday, for the
containers to be emptied. Starting next Saturday and continuing for the next
month, the containers will be emptied four days per week. This is not cheap.
Each container costs $300 per month emptied three times a week. It will cost an
additional $300 to have them emptied another day. We could have more containers,
but the cost is the same. Yesterday, we hauled two truckloads to the dump. We
have never had to do this before. Of course we had to pay for this also.
Another problem is cardboard. We need to breakdown cardboard, not leave huge
boxes from appliances, etc. jammed into the containers. Even one large box can
take up a lot of room in the dumpster. The recycling company does not recycle
cardboard, so please do not put it in the recycling containers.
We have purchased a truck for the park. It is a 1999 Ford 250 ¾ ton. It is
dark green and soon will be parked when the old white truck was parked. The
truck cost $7500 and we are getting a trade in of $1000 on the old truck. Not a
bad deal, thanks to a helpful resident who found the truck for us at the auction
so we paid wholesale. The retail value of the truck is $10,900. We should
complete the deal today. So look for the truck in the next day or two.
I hope all of you have been paying attention to the wonderful artwork
displayed all over the common areas this season. The project is called Art in
the Park and features artwork by in park artists. Just yesterday, the artwork
