Manager's Report

January 16, 2007

Today we have 914 spaces full with 767 owners and 147 renters. We are about the same as last year at this time when we had 901 spaces full, 741 owners and 160 renters.

We have been besieged with a cold front this past week. On Saturday and Sunday we had many lots with water frozen. This is a first since I have been here. Residents who had their water freeze may want to check for leaks. We also had the plastic pipes to the swamp coolers on the roof freeze and some actually broke. We had ice on the patio where the irrigation water runs onto the kool deck.

Cold temperatures continue to affect the temperature in the pools and the hot tub. The pools are a little cooler at 85 degrees instead of 88. My pool at home was 44 yesterday morning. Heaters really do help! Many residents have complained that the hot tub is not at 104 degrees, but stays about 102. The new heater we put in the hot tub is the exact same size as the one we replaced, but the top temperature we can set it on is 104. Before we could set the temperature higher to compensate for the cold air temperatures, however, the new heaters will not go higher than 104. We have called the manufacturer to see if this can be by-passed. We are awaiting an answer.

Yesterday, SRP had a major grid outage which affected residents not only here at Golden Vista, but from Ironwood on the west to Mountain Brook Dr. in Gold Canyon and from Baseline to University. Fortunately, they had the power fully restored by 9:00 am.

Due to the power fluctuation and low voltage, we lost a breaker in the panel on the west side of the Library Building which caused the Lapidary Shop to loose half of their power and the power to the bathrooms and lights. All the power on the first floor is affected. The electrician was out and made some temporary repairs that should hold us until parts can be found today.

In mid-December we found a major water leak underground behind spaces 39 and 78. Because of the street light, we had to wait for SRP to move the street light before we could dig. Several residents were out of water for 2 ½ days. SRP did remove the street light and will put another one up. Right now I am waiting for SRP to do the drawing to replace the street light.

Because of this underground water leak, the telephone splice in that area had to be redone. This explains why we were having telephone troubles in these two rows. Now telephone service has been restored to normal.

The annual meeting notices are set to be delivered along with the election information and ballots on Thursday, January 18th to all residents who are in the park. Those absent will receive their information by mail. According to state law we must deliver notices no more than sixty days in advance and not less than 30 days before the annual meeting. Each candidate provided information which will be included with the ballots. The candidate forum is scheduled for January 30 at 1:00 pm in the ballroom. The ballot box will be placed in the lobby on January 31 to accommodate voters. The ballot box will remain there during business hours until February 19 when it will be in the Small Card room for Election Day. The ballot box will be available in the lobby again until the start of the Annual Meeting, February 20th at 1:00pm. Voters are encouraged to attend the candidate forum before casting their ballots. Mark Reese will be here today to begin our auditing process for 2006. He will be auditing both the resort and Activities accounts. He will have everything finished by the Annual Meeting.

We have had several instances this season where mail box keys were unavailable for renters. I have asked all owners to leave a key in the main office. Sometimes owners get here without their keys. If we have a copy of the keys in the office, the problem is alleviated. This year, we have already replaced several locks. Homeowners are billed for this service. It is much less costly to provide us with a key.

In an attempt to solve space problems, we are trying a new concept in scheduling. We are using the south laundry one day a week for stained glass. The laundry will be closed for three hours one day per week in the afternoon while this class is in session. Notice of this closure has been on GV7 for a week.

I have noticed that we have a problem with the Russian Olive trees: there are dropping olives. These trees have to be trimmed or thinned out each year and sprayed. It is time to do that again. I have contacted the landscape company. They will call me when they have us scheduled. I will then notify all the people on our allergic to spray list so they can absent themselves from the park on spraying day.

Other landscape news includes two more of the big pine trees on the south side of the horseshoe pits will have to come down. The landscape committee met last week to discuss possible replacements. We will go to several nurseries to determine what trees will grow best in this situation. I have also asked Dave Hopps, landscaping, to prepare a drawing for me that will include two more corner flowerbeds for perennials on the northwest and southwest corners by the horseshoe pits. We will then meet with the landscape committee and finalize our plans. I am anxious to make that area look more attractive. The east side of that area is quite attractive with the meandering sidewalk and the new lights.
