Manager's Report
November 6, 2007
Today we have spaces full, 26 renters and 418 owners for
a total of 444. This is well ahead of last year when we had 22 renters and
348 owners for a total of 370. Interestingly enough, we have 95 people signed
up for wireless internet. That is approximately 1/4 of those who are here.
If we continue this percentage as we move on through the season, we will have
a huge number of subscribers.
I want to thank the volunteers who planted flowers
yesterday. A special thanks to Bob and Marie Gillespie who head up the
committee and to Dave Hopps and Jim Woods, our two landscapers, who helped
where they could and prepared the flower beds for planting. Good job done by
all.
Over the summer, we worked on many projects. The street
work completed this summer includes removal and replacement of broken asphalt
at intersections along Rock Hound from the tennis courts to Felspar. All
streets with unsealed asphalt were crack filled and sealed. This includes
Mineshaft from the entrance at the south all the way to the north, including
the streets around the main complex and parking lots. Night Digger and a
portion of Rock Hound and Cinnabar were all sealed, as were the intersections
at Emerald, Diamond and Hawk’s Eye. John Tevis, the chairman of the street
committee was in yesterday to report that he had finished his examination of
the work done and pronounced it a good job. He will give a full report at a
later meeting.
Many of our rooms received a new coat of paint and some
carpet too. After the leak in the Library was located last spring and
repaired, the room had to be redone. The walls were repaired and painted as
were the bookshelves. New carpet, ceiling tiles, and shutters really make the
place look handsome. Thanks to Jenny Burgi, the books are all back on the
shelves and we can all read again.
The lobby and the main office are painted and look
lovely all fresh and clean. We used the colors that the decorating team chose
and they are really pleasing. The Decorating Team before they left in the
spring ordered new furniture for the lobby. It is beautiful! They did a great
job with the money allocated by the Board!
We continued the color scheme through the lobby into the
ballroom. The lighter color paint makes the room look more elegant. With new
heat pumps in place to cool and provide heat, we should not have any problems
with being too hot to dance or exercise. We will find a temperature that is
comfortable for the dancing, aerobics and calisthenics, and then we will
program the thermostat to that temperature for the morning. Then we will work
on finding the temperature comfortable for other events like entertainment,
board meetings, chapel, etc. These temperatures can be programmed into the
thermostat so that we can hopefully have just the right temperature for
different activities. The air conditioning does a really good job of keeping
the entire room the same temperature, even on the state. It is so nice to go
in there and not have to sweat. It will be just wonderful also to have heat
for those winter morning board meetings. I do want to remind people using the
ballroom as well as the other air conditioned rooms that it is important to
keep the doors closed. We don’t want to air condition or heat the great
outdoors.
The Activities Office was also updated this summer. A
new coat of paint, new carpet and a newly designed counter with shelves give a
fresh look and more storage space. The new decor has inspired Jan to even
more creative ideas for the coming season
We are still plagued with water leaks. We had a major
water leak near lot 472 on the six inch line caused by tree roots from the
perimeter trees splitting the T. We also replaced two valves, one on the
northwest corner by the East gate and one behind lot 500 that was no longer
operational.
We removed the fountain out in front. The pebbletech was
worn, dirty, raveling and faded. We now have a beautiful new entry way with a
tile medallion and new colorful surface. I have been worried about the
condition of the pebbletech finish on the sidewalk and entryways around the
main complex. This summer five different contractors were consulted regarding
what to do about the surface. As it turns out, the pebbletech is put down
with a layer of epoxy and the stones are pressed into it. The surface had
begun to unravel do to the ultra violets rays from the sun. The clear stain
that we put on the front entryway is topped with a UV resistant seal coating.
The surface isn’t new, nor does it look new, but a least we can stop the
deterioration. Now that we know how to do this, we can do it ourselves next
summer. We will try a test patch in a hidden area to try out our skills
The guard shack has new carpet, new window tinting and
looks very nice. I’m looking for a better chair that will be more comfortable
for people. With the arrival of Don and Mary Sheets, many hours are covered
at the front gate. When Park Patrol is in full swing, we will have even
better coverage at the front gate as well as the roaming patrol between 9 pm
and 11 pm. The night guard comes on at 11:00 pm and is here until 5:00 am.
Every year we have residents who want the gate closed for security reasons and
just as many who want it open for friends, family and activity participants to
gain easy access. It is a hard question to answer. I am willing to do it
either way.
We have a new real estate team this year. Susan
Perlow’s West USA Signature has merged with Chuck and Angela Fazio’s West USA
Revelation team. The team consists of Sherry Butler, Veronica Novell and
Debbie St. Germaine. They are very enthusiastic personable young women with
years of real estate experience. They bring with them many new ideas, lots
of energy and a strong commitment. They are also responsible for the
beautiful new decor in that office. Stop by and meet them. I think you will
be pleased. I am getting good report.
The Ceramics room ventilation system was completed this
Fall. It didn't seem to be working the way we thought it would, so Ski was
here yesterday working with the ceramics ladies to make sure the system works
the way we need.
